Job Purpose:
To ensure that leasing KPIs and objectives are met, by developing and leading leasing strategies, maximizing revenues and ensuring the right merchandise and tenant mix to enhance the value of the properties and to achieve the targeted budget.
Main Accountabilities:
1.Develop and align leasing department KPIs with malls business plan as well as monitor the execution against budget in order to achieve the Company objectives
2.Lead and contribute to properties market analysis including comparable properties pricing and competitive position to maximize occupancy and financial performance of company properties relative to the competition.
3.Lead amp; manage leasing team and brokers to reach maximum occupancy percentage and achieve high rental rate within the agreed timeframe.
4.Conducts credit checks and performs necessary due diligence on prospective tenants
5.Review amp; approve lease packages, merchandise amp; tenant mix, financial information and conduct necessary lease analysis, in order to enhance mall performance
6.Develop the leasing business plans for all malls (Prospects list, Depth of tenancy, Positioning, Major retailers’ identification, Customer expectations, unique selling proposition and Lease rates) to maximize revenues and enhance the value of the properties
7.Ensure contracts, Offer, MOU, etc. are drafted, reviewed, signed and received from both parties with rental payments by efficiently managing all necessary contracting processes amp; requirements to ensure revenue streams are met and contractual accuracy in a timely manner
8.Ensure that all leasing documents (Offer, MOU, Contractetc) are in line with legal department and Company processes to safe guard the Company rights
9.Develop and maintain a long term relationship with all retailers across GCC
10.Align with marketing, mall management and facility management to streamline and enhance malls and tenants performance
11.Develop and review leasing policies amp; procedures, criteria for selecting tenants
12.Ensure timely cash flow amp; ensure adequate legal support / contracts by implementing the pricing and leasing tactics, following up tenant down payments and coordinate with the legal/contract manager to achieve company’s overall income goals
13.Sign long term contracts with major retailers by identifying profound anchor tenants to ensure long term success of the property
14.Review increase gross leasable area (GLA), the right positioning of the mall to maximize the malls income.
Requirements
Bachelor Degree in Business Administration or higher.
7 or more years experience the field.
Fluent in both Arabic amp; English.
MS Office knowledge or similar programs.
